Where to rent an apartment or Airbnb in Rome

Ian Sumpter Last Updated: December 12, 2024

Finding the best apartments in Rome is difficult, and deciding where to stay in Rome is no easy feat, especially with its 22 rioni or districts to choose from. Each neighborhood has a distinct personality, price tag, and atmosphere to consider when picking your temporary home. In this guide, we will help you decide on an area that best suits your style and offer you apartment accommodation vetted by our travel experts.

Pro Tip: While Airbnb has a superior app and design than Booking.com, Booking has lower fees and usually a lower overall price.

Where To Stay in Rome: Best Apartments

My first apartment in Rome was a tiny 170 square feet. Space is at a premium in the city. But if you are traveling as a group or prefer an apartment’s vibe over a hotel (I know I do), let me show you some of Rome’s best holiday rental apartments.

There’s something for every budget here, from studios to penthouses, covering many of Rome’s rioni (neighborhoods). Be sure to check out our articles on Rome. We have complete neighborhood guides, the best restaurants, and everything you need to make the most of your time in Rome.

Piazza Navona and Pantheon

Rome’s most enchanting neighborhood is centered around the Baroque-style Piazza Navona. This area is a sensory overload of beauty, from well-kept Renaissance architecture to impressive fountains.

This is a great area for an apartment rental. Try to go for a top floor or a place with a terrace. You’re right in the thick of things, so you’ll get amazing views of the hundreds of churches in the center.

Best Apartments Near Piazza Navona/Pantheon:

Apartamento a Castel Sant’ Angelo Con Terrazza

€€€ | 4 Bedroom | Sleeps 10 | Amazing Terrace

Are you planning that big family getaway? Well, with four bedrooms, this is the perfect spot. The rooms are spacious and modern. The Kitchens and bathrooms are a little dated but clean, and this is Rome; how much time will you spend in the kitchen? The showstopper is the balcony with unrivaled views of Castel Sant’Angelo; I’d stay here just for that.

Governo Vecchio

€€€ | 2 Bedroom | Sleeps 6 | Great Location

Via Governo Vecchio will compete in any ‘most beautiful streets of Rome’ list, and this apartment keeps up those standards. An intoxicating blend of ancient architecture and modern design makes this a wonderful place to stay for couples, groups, or families.

Dimora San Bartolomeo

€€ | 1 Bedroom | Sleeps 3 | Recently Renovated

A relative newcomer, having opened in late 2022, this beautifully designed apartment in the center of Rome is a great place to set your base. Use the home gym/pilates unit to stretch out those aches and pains after a long day of exploring.

Spanish Steps

With the Trevi fountain and Spanish steps both in this area, it is an excellent place for the first-time traveler to get a feel for the city. Widely considered one of Rome’s most beautiful neighborhoods, Spagna is upmarket and a shopper’s dream.

You can check out our complete guide to Spagna here

Incentrum

€€€ | Studio to 3 Bedroom | Sleeps 2-8

Incentrum offers several apartments across two buildings. They range from studios to three-bedroom apartments. All come with Kitchenette and all the amenities you could want, but the larger apartments with rooftop terraces are perfect for those group holidays.

Location, photos, and booking

Amazin Penthouse Piazza Venezia

€€€€€ | 4 Bedroom | Sleeps 8 | Amazing Views

The only problem here? You probably won’t want to leave! One picture barely seems enough o do this apartment justice. We could start with the all-glass living room with views of the Vittoriano. Or Maybe the modern and spacious bedrooms? I think the best option is the roof terrace. With enough seating for the whole family, great shade, a hot tub, and amazing views, it will never be easier to take a quiet day and just stay in.

Location, photos, and booking

Residenza Napoleone III

Photo courtesy of Reidenza Napoleone III

€€€€ | 2 Bedroom | Sleeps 4 | Historical Palace

Located in the historical Palazzo Ruspoli and, in 1830, the home to Napoleon III. This is the perfect place for history buffs or anyone who ever wanted to live like an emperor. The Napoleonic suite is the star attraction here, but I’ll be honest at almost half of the price, you’ll equally love the rooftop garden suite. Though be aware this is not easily accessible for those with mobility issues.

Location, photos, and booking

Vivilo Roma Trevi

€€€ |1 Bedroom| Sleeps 4 | No Kids | Romantic

Children under ten aren’t permitted at Vivilo Roma, but that’s ok because this spot is probably too small for a family. But its sleek and sexy decor and rooftop hot tub make this a perfect spot for a romantic weekend.

Monti

A hipster hotspot, Monti is filled with artists and Romans lucky enough to inherit apartments along the pastel-colored streets. Despite the fact that Monti borders Rome’s major tourist attractions like the Colosseum, the neighborhood is a quiet treasure.

The word Monti translates as “mountains.” The area was home to four of the seven famous hills that once made up the city of Rome. If your idea of a good time is exploring vintage stores and hitting up funky bars, consider staying in Monti. Here are our picks for where to stay in Rome near the Colosseum in Monti. Discover more about this cool area in our Monti neighborhood guide.

Best Apartments Near Monti:

Laterano Charme

€€ | 1bed | Sleeps 4 | Recently renovated

Located a hundred yards from the Basilica San Clemente and its famous archaeological ruins, and less than 500 yards from the Colosseum, this is a great location for those wanting to be in the thick of it. This recently renovated apartment offers stunningly beautiful raw architectural details, with vaulted brick ceilings that give way to a private courtyard. Great for small families or couples.

Restart Accommodations Colosseum

€€€ | 1-3 Bedroom | Sleeps 2-8 | Colosseum views

This collection of apartments comes with a great location and clean and spacious rooms. The multi-room apartments come with terraces and Colosseum views. Located just a few hundred yards from the Colosseum, the apartments are in an area of Monti less associated with bars and so offer a peaceful respite for those not wanting to be in the very center of things.

Location, photos, and booking

Roof Suite Rome

Photo courtesy of Roof Suites Rome

€€€€ | 3 Bedrooms | Sleeps 6 | Roman Luxury

Photos don’t do this apartment justice. With a name like Roof Suite, you’d be right to guess that this apartment has a wonderful terrace, and of course, it doesn’t, but look at that bedroom! The interior decor is staggering here, but the prices match. The apartment starts at €2000 per night, but hey, it sleeps 6, so what’s a few grand divided by friends? Well, not my friends anyway, it’s hard enough to get them to buy a round of drinks.

Tips for Apartments Near Monti:

Monti is a bustling neighborhood. Try to find an apartment on a back street in this area. These are referred to as Vicolo in Italian, which means “little street.” Piazza della Madonna dei Monti is a great square to get a drink and sit at the fountain. If you’re on a budget, you can buy from the store and sit outside, which is legal.

Trastevere

Trastevere, which means “beyond the Tiber,” is a charming, bohemian neighborhood. With a buzzing nightlife for tourists and locals alike, the atmosphere is hip and social for sure.

It’s filled with a plethora of independent shops and great spots for food and drink. In fact, our best Rome food tour takes place right here, exploring the best local cuisine in the area.

Stay here if your idea of a perfect neighborhood is more off-beat than glamorous, and you enjoy a lively and friendly atmosphere with picturesque cobblestone streets. Find out more about this great part of Rome in our Trastevere neighborhood guide.

Best Apartments in Trastevere:

Il Nascondiglio del Prete

€€€ | 1 Bedroom | Sleeps 4| Great Terrace

Another relative newcomer on the Roman holiday market, but it’s an apartment I know well as it’s a close friend’s old apartment. Now she only rented it, so there’s no bias from me in terms of trying to drum up business for her, but I do know that wonderful terrace and spent many an evening with a bottle of wine enjoying golden hour in Rome. It was great then, and unless the sun is somehow different, it will be great now.

€€ | 1 Bed | Sleeps 4 | Serene

Another apartment I know personally; in fact, I lived under this apartment for five years. Even cooler, The Roman Guy was founded in the communal courtyard of this block. So forget about living like a Roman, if you want to live like the Roman Guy, then this is the place for you. This apartment block is a piece of history, ours and Rome’s

Location, photos, and booking

Tips for Apartments in Trastevere:

There are a few hotels in Trastevere, but the area is really dominated by apartment rentals. Avoid staying on roads like Vicolo del Cinque, Piazza Trilusa, or Piazza S. M. in this neighborhood unless you are ok with noise until late. These areas are overflowing with people year-round, and closing your windows won’t always work to silence the busy streets.

If you want to be near the action but not quite in the thick of it, the best area to stay in is between Viale di Trastevere, Tiber Island, Porto di Ripa Grande, and Via di Porta Portese—basically, anywhere within three or four blocks of Via della Lungarina.

Prati and Vatican City

Across from Vatican City lies Prati, a calm, elegant, and modern Roman neighborhood. It’s perfect for anyone planning a religious trip or for groups of senior travelers who might encounter trouble with old buildings without elevators. Prati is one of Rome’s best-kept secrets, and we have the best suggestions for where to stay in Rome near Vatican City.

This is also one of the few districts in Rome that isn’t overrun by tourism. This is surprising because some of the most iconic places to visit, like the Vatican and St. Peter’s Basilica, are located right here.

The neighborhood doesn’t look like your typical postcard of Rome, but thanks to its modern European vibes and high-end shopping street, Via Cola di Rienzo, it isn’t lacking in charm.

Best Apartments Near Prati:

Sonder at Prati Lungotevere

Photo courtesy of Sonder at Prati

€€€€ | Studios to 3 Bedrooms | Sleeps 2-8 | Family Friendly

Located a block down from Piazza Cavour, these apartments are clean, spacious, and modern. The Sonders app makes online check-in a breeze; even requesting clean linen, extra towels, or whatever you need can be done at the simple click of a button.

Location, photos, and booking

Tips for Apartments in Prati Near the Vatican:

With over 700 hotels, the Prati district has a ton of choices. You can get lower prices here and good value, but you’re not going to be in the classic Roman part of the city. This area was heavily modernized by Benito Mussolini—for better or worse.

You will find some great apartments, but watch out for apartments on high floors with no elevators (or lifts). It is more common than you would think, and people often assume all buildings will have an elevator. They don’t! Welcome to Italy!
